The property is quietly located at the edge of a forest, yet only a short walk away from the suburban train station Icking. The suburban train only takes 35 minutes to downtown Munich. The road B11 and the highway A97 also offer a good connection by car to both, the city and the mountains.

The local Landhotel offers fine cuisine and a sun terrace overlooking the valley of the river Isar. The nearest supermarkets are located in Ebenhausen and Wolfratshausen and can be reached in only a few minutes by car.
Also a daycare center, a kindergarten/preschool, a primary school, and a secondary school can be found in Icking. The private secondary school Günther Stöhr is situated in neighbouring Ebenhausen. The Munich International School (MIS) in Starnberg-Percha can also easily be reached from here.
Located between lake Starnberger See, the river Isar, the mountains and the city of Munich, this area has a very high recreational value. The perfect place to just relax or take advantage of one of the many recreational facilities.
